Project Description

TFA was appointed to provide architectural services for the proposed refurbishment of a maisonette which occupies the Lower Ground and Ground Floors of 38 Upper Brook St.
 

The property is a Grade II Listed Building which was extensively altered during its history culminating in a format of 3 individual maisonettes. The property is located in the Mayfair Conservation Area to the east lies Park Lane and to the west Park St. 
 

The proposals outlined were for a refurbishment of a 3 bedroom maisonette into a 4 bedroom maisonette with associated external works and formation of a small extension to an existing Ground Floor terrace.

Within the Lower Ground Floor very little remained of historical finishes, the most recent refurbishments had removed most period mouldings both timber and fibrous plaster replacing these features with later day reproductions. Generally the finishes were painted with veneered joinery cupboards/storage and marble tiling within the bathrooms.

The Ground Floor Reception areas were generally more in keeping with the properties history, TFA prepared a Decorative Moulding Analysis of these features included  proposed actions for these elements.
